1. The Investment Threshold Is Only the Starting Point
For real-estate based Turkish citizenship, the headline figure is usually the minimum property value. In the current framework, the real estate route is built around an investment of at least USD 400,000 or equivalent foreign currency, together with a three-year no-sale commitment registered on the title deed.
This amount is not the whole legal test. The property, seller, valuation, payment route, title deed annotation, foreign exchange records and citizenship file must all support the same transaction. If one part of the file is weak, the fact that the price is high enough may not save the application.
2. Property Eligibility and Seller Risk
The property should be reviewed before any deposit is paid. Foreign ownership restrictions, military or security-zone issues, prior sales history, seller identity, mortgage, lien, annotation, zoning, condominium status and construction licence problems can all affect whether the acquisition is suitable for citizenship.
Seller risk is also central. The investor should know whether the seller is a Turkish citizen, Turkish company or another structure, and whether any prohibited or risky transfer history exists. Citizenship-focused purchases should not be treated as ordinary real estate marketing transactions.

3. Valuation Report and Declared Value
The valuation report must support the investment threshold, but it should also be read with the title deed value, contract price, bank transfers and foreign exchange documents. A valuation number that does not match the commercial and payment trail may create questions later.
Foreign investors should be cautious where the seller promises that a weak valuation can be solved informally. The citizenship file is document-driven, and inconsistencies in value can affect both title deed and citizenship stages.
4. Payment Trail and Foreign Exchange Evidence
Payment must be structured through traceable banking channels. The bank transfer, buyer, seller, currency conversion records, foreign exchange purchase certificate and title deed declarations should be aligned before the closing date.
Cash payments, third-party payments, unclear explanations, late currency conversion documents or transfers that do not match the contract can weaken the file. The safest approach is to design the payment flow before money moves.
5. Title Deed Annotation and Three-Year Commitment
The three-year no-sale commitment is not a slogan; it must be registered correctly at the land registry. The annotation should reflect the citizenship purpose and prevent sale for the required period.
The investor should understand the consequence of this restriction before buying. If the property needs to be sold, mortgaged, transferred or restructured during the restricted period, the citizenship strategy may be affected.
6. Single Property, Multiple Properties and Installment Projects
Citizenship may be built through one property or more than one property if the legal and payment structure supports the threshold. Off-plan or installment projects require additional care because title deed timing, sale promise agreements, payment dates and developer obligations must be coordinated.
A buyer should not rely on a sales office’s general statement that the project is citizenship eligible. The specific unit, payment route, valuation, seller status and registration documents should be reviewed for the buyer’s own file.
7. Family Members and Application File
The main applicant’s spouse and minor children may usually be included in the citizenship application. However, identity documents, family records, marriage certificates, birth certificates, custody or consent documents and name consistency should be prepared carefully.
A property file can be technically acceptable while the family file is delayed by document problems. Apostille, consular legalization, sworn translation and civil registry consistency should be managed early.
8. Risks After Approval: Sale, Cancellation and Compliance
Citizenship approval does not mean that the investor can ignore the commitments made in the file. The no-sale restriction, truthfulness of documents, payment evidence and public-order review remain important.
If the application was built on false documents, artificial payment flows, unlawful representation or misleading declarations, later administrative risk may arise. A careful file protects not only the application but also the investor’s position after approval.
9. Common Mistakes Before Buying Property for Citizenship
The most common mistake is choosing the property first and asking legal questions later. By that stage, the buyer may have paid a deposit, signed a weak contract or accepted a payment route that is difficult to repair.

12. پرونده سرمایهگذاری و دلیل شهروندی
پرونده شهروندی مبتنی بر ملک باید تصمیم سرمایهگذاری، سند، ارزیابی، مدرک پرداخت و تعهد عدم فروش را در یک مسیر واحد قرار دهد. ضعف در یکی از این حلقهها میتواند روند شهروندی را کند یا آسیبپذیر کند.
خریدار نباید خرید ملک و درخواست شهروندی را دو پروژه جدا بداند. قرارداد فروش، مسیر بانکی، مدرک ارز، زمان ارزیابی، هویت فروشنده و انتقال سند باید پیش از قفل شدن خریدار در معامله بررسی شود.
